PROPERTY INVENTORY REPORT
Starting from £50
What is a Property Inventory Report?
A Property Inventory Report is a detailed record of a property's condition and contents at a specific point in time. It documents the condition of every room, fixture, fitting and any furniture provided, supported by written descriptions and photographs.
Inventory reports are commonly completed before a tenant moves into a rental property (Check-In Inventory) and again when they move out (Check-Out Inventory). They provide an independent record that can be used to compare the property's condition throughout the tenancy.
Why do I need an Inventory Report?
A professional Inventory Report helps protect both landlords and tenants by providing clear evidence of a property's condition at the start and end of a tenancy.
A detailed inventory can help:
- Reduce disputes over tenancy deposits
- Provide evidence of damage beyond fair wear and tear
- Record the condition of fixtures, fittings and furnishings
- Give both landlords and tenants peace of mind
- Support deposit claims if required
- Demonstrate a professional approach to property management
Without an inventory, it can be much more difficult to prove when damage occurred, making deposit disputes harder to resolve.
How long is an Inventory Report valid for?
An Inventory Report remains valid for the tenancy it was prepared for.
A new inventory should be completed whenever:
- A new tenant moves into the property
- Significant renovations or improvements have been carried out
- Furniture or major appliances have been replaced
- The property's condition has changed substantially
For the most accurate records, landlords should arrange both a Check-In Inventory at the beginning of the tenancy and a Check-Out Inventory when the tenant leaves.
What does an Inventory Inspection involve?
One of our inventory clerks will visit your property and carry out a detailed room-by-room inspection.
During the inspection we will:
- Record the condition of every room
- Document walls, ceilings, floors and woodwork
- Inspect kitchens and bathrooms
- Record fixtures, fittings and supplied furniture
- Photograph the property's condition throughout
- Produce a professional digital Inventory Report
The report provides a clear snapshot of the property's condition and can be used throughout the tenancy if required.
How long does an Inventory Inspection take?
Most Inventory Inspections take between 45 minutes and 2 hours, depending on the size of the property and whether it is furnished or unfurnished.
Larger properties with more rooms or extensive furnishings may take longer.
Your completed Inventory Report is normally delivered digitally within 24–48 hours.
