What is an EPC Certificate?

An Energy Performance Certificate (EPC) is an official document that measures the energy efficiency of a property. Every property is given an EPC rating from A (most efficient) to G (least efficient), together with recommendations on how to improve its energy performance.

An EPC helps homeowners, landlords and prospective buyers or tenants understand how energy efficient a property is and what its likely energy costs may be. It is produced by a qualified Domestic Energy Assessor (DEA) following an inspection of the property.

Why do I need an EPC Certificate?

In England and Wales, an Energy Performance Certificate (EPC) is a legal requirement if you are selling or renting out most residential properties.

If you are:

• Selling a house or flat
• Letting a property to new tenants
• Marketing a property for sale or rent

you will usually need a valid EPC before the property is advertised.

For landlords, most privately rented properties are currently required to have a minimum EPC rating of E before they can legally be let, unless a valid exemption applies under the Minimum Energy Efficiency Standards (MEES).

The UK Government has also announced its intention to introduce a minimum EPC rating of C for most privately rented properties by 2030, making it more important than ever for landlords to understand their property's current energy performance and plan any necessary improvements.

How long is an EPC Certificate valid for?

An Energy Performance Certificate (EPC) is valid for 10 years from the date it is issued.

If your property has been significantly improved since the previous assessment—for example with new insulation, replacement windows, a new boiler or renewable energy systems—you may benefit from obtaining a new EPC before the existing one expires, as your energy rating could improve.

How long does an EPC assessment take?

What does an EPC assessment involve?
